Hot on the heels of other developers, Trammel Crow and Schnitzer West are ready to begin constructing two highly anticipated office towers downtown.
Bellevue Office Tower
Trammel Crow Northwest Development has been granted design review permit approval to demolish one existing building at 833 108th Ave. N.E., to make way for its 19-story Bellevue Office Tower, with a detached parking garage.
The tower will have main frontage along 108th with secondary frontage to be along a required midblock connector road — Northeast Ninth Place — to be completed by the Wasatch Development Company.
Design plans include a “lantern” feature within the glass portions of the exterior, stone highlights a two-story, vertical, decorative aluminum fins. Retail marquees will wrap around the tower at street level.
“By breaking down the overall building mass, the design provides an appearance of a proportionally slim building,” according to design documents. “The illuminated ‘lantern’ provides a dynamic addition to the Bellevue skyline and a unique architectural feature defining the building identity.”
The garage will be seven stories above grade with five levels of below-grade parking. Between the garage and tower, Trammel Crow plans to incorporate a courtyard, with “street furniture,” artwork and decorative lighting.
A public meeting for the new project is set for 6 p.m. April 10 at Bellevue City Hall.
Centre 425
Schnitzer West is awaiting design review approval to construct Centre 425, a 16-story, 355,000-square-foot office tower that includes the demolition of a Bank of America branch there that will later be incorporated into the new building.
Schnitzer West is aiming for Leadership in Energy and Environmental Design silver certification with Centre 4245, which is described in documents as a “boutique” office tower that will be grounded by a three-story podium.
The new tower is to be the fourth major construction project for Schnitzer West in Bellevue, the latest being The Bravern completed in 2009 and entirely sold last year.
Bank of America will be located at sidewalk level with common spaces on the second level and 301,000 square feet of office space from the third to 16th levels. There is 8,000 square feet planned for retail.
Construction is anticipated to start by early 2015 and be occupied by late 2016.
